Q.이런 세입자 어떻게 해야 되는지요?

세입자가 2달간의 랜트비를 내지 않아서 제가 지나가 랜트비를 내라고 하니까 한달에 $200씩 내겠다고 해서 그럭라고 했는데 지금은 한달에 $100씩 내겠다고 합니다.
그리고 집에서 넘어져서 다쳤다고 그러면서 제가 가지고 있는 집보험에 세입자가 다친 것을 커버하는지 물어오는 것 같습니다. 세입자가 아주 나쁜 것 같은데 어떻게 하면 세입자를 집에서 이사를 하게 할 수 있는지요?
John you are being very difficult, you would think that you would be thankful that we are paying the whole rent? You can't ask us to leave because we can't pay the amount that you want us to pay on the past due! Again according to the law the monthly rent has NOTHING to do with the past due! You can raise the rent but you have to give us a 30 day notice in writing and the increase doesn't start until the following month that we get the notice............
