Q.Joint tenancy와 community property의 차이점

California LA County에 거주하고 있습니다. Nevada주 Las Vegas에 2020년도 9월에 주택 구매계약을 하고 2021년 3월에 집이 완공 되었습니다. 현재 주택소유 형태가 부부 Joint Tenancy로 되어 있는데 Community Property와 차이점이 무엇인지 알고 싶습니다.

Joint Tenancy 는 공동 소유자가 부부가 아니더라도 부동산을 같이 소유 하고, "with a right of survivorship" 이라는 단어가 들어갈경우 소유주 한분이 돌아 가시면 다른분이 돌아가신분의 소유권을 법적인 절차 없이 그대로 받는 방법이여서 자녀나 또는 형제 끼리 이런 방법으로 소유권을 갖는 경우가 많고,

Community Property 는 소유자 두분이 부부이여만이 자격이 주어시는 부동산 소유하는 방법중 하나입니다. 특별한 경우를 제외 하고는, Community Property 로 부동산을 소유 했을경우 같이 소유한 배우자의 허락없이는 본인의 소유권을 제 삼자에게 매매 하거나 줄수 없다는것을 알려 드립니다.

[In Nevada,
If you own property jointly with someone else, and
this ownership includes the "right of survivorship,"
then the surviving owner automatically owns the property when the other owner dies.
No probate will be necessary to transfer the property,

If spouses hold title to an asset as community property "with the right of survivorship",
then it automatically passes to the survivor when one spouse dies.

NRS 123.250 Ownership of survivor upon death of spouse; disposal by will of decedent.
1. Except as otherwise provided in subsection 2, upon the death of either husband or wife:
(a) An undivided one-half interest in the COMMUNITY PROPERTY is
the property of the surviving spouse and his or her sole separate property.
(b) The remaining interest:
(1) Is subject to the testamentary disposition of the decedent . . . ]

네바다 주 주택소유 형태의
Community Property 와 community property "with the right of survivorship" 이
배우자 한분의 사망시 법적절차에 현저히 다르다고 나오네요. . .
