NC 에서 대학을 다니다 휴학을한 유학생입니다. 다름이 아니라 아파트 리즈 계약 기간은 23년 8월 부터 24년 7월 까지이지만 갑작스레 23년 12월 중순에 아파트를 나오게 되었습니다.
아버지가 완전히 나오기 전에 아파트측에 한국처럼 2달치 월세를 미리내거나 일정 보증금을 주면 게약혜지를 할수 있는지 물어보라고 해서 물어보니 아파트측에선 그런건 없고 제가 계약 기간이 끝날때까지 책임이 이따고 하더라구요. 한국에 돌아와서 학교 공식 off campus 사이트나 페이스북 학교 sublease 같은 페이지에 사람을 구하려 글을 주기적으로 올렸는데 계약을 마지막까지 따내지 못하고 결국 계속해서 저는 한국에 있지만 미국 아파트 월세를 내고 있는 상황입니다. 최근 검색을 해보니 NC 주법 관련 2달치 월세를 미리내면과 같은 항목이 있다는걸 발견해서 혹시 작은 도움이라도 받을수 있을까해서 글을 올려봅니다.
1. The penalty could be the equivalent of 2 months’ rent.
I have paid the rent fee from mid-December 2023 to April 2024. I have not paid the May 2024 rent fee yet since I found such information and I wanted to make sure.
2. Pest infestation
this is related to my last (not current) lease terms but one of the reasons I upgraded my housing plan from 4 beds 4 beds to 2 beds 2 baths is that I had some serious issues due to fleas for several months.
3. Lack of operable locks
I did receive my apartment front door key but I never received my personal room key. I visited the office several times to ask for the key but they never had mine.
4. Failing to perform requested repairs or maintenance in a timely fashion
we did not have warm or hot water for several weeks or almost a month from October to November 2023. They came to fix it a few times but it never got fixed until they changed the entire heating machine. I kind of lived with a cold
5. landlord have a duty to find a replacement tenant in North Carolina
they told me they could not help to find a tenant for me. they said they could replace someone who is willing to change it to my apartment plan. In addition, they are not really answering my email. I mean they do answer it but they only answer it to some of my emails. I have missed a few potential subleasers as they did not answer my email or I had to wait so long. I haven't gotten a response regarding my question about early termination recently.
6. The Rental Unit Is Unsafe or Violates North Carolina Health or Safety Codes
There was a murder in our apartment(different building) last year (during the last lease term)
제가 찾아본 바로는 관련이 있다면 이정도 같은데 작은 조언도 정말 감사하니 도움을 청해봐도 될까요? 5월 월세를 아직 미지불 상태라 돈을 계속 내야할지 아니면 아파트측에 머라고 말해야할지 잘 모르겠내요...
