Technically speaking, you are not allowed to transfer your assets to your son in order to avoid losing them. However, there are ways to hide your assets.
As for landlord filing a lien on your real property, he need to first sue you, win, get a judgment and then place a lien. That is take some time depending on where you live or where the property is located.
