안녕하세요 ? 1978년도전 다세대 주택 (2유닛 이상) 그리고 LA CITY 에 거주하고 계신다면 나가실 필요는 없습니다. 이 조건에 하나라도 충족 되지 않는다고 하신다면 이사를 가셔야 할듯 하네요. 특별히 계약 위반 사항이 없다고 하신다고 하시면 매니지먼트사와 말씀 나누어 보시길 바랍니다. 2달 노티스를 받으셧다는 말은 1년이상 거주를 하신듯한데 중간에 계약 위반 사항이 있었는지 생각도 해보셔야 할듯합니다.

“relocation expenses” *If the unit is covered by rent control, then the landlord most likely will need to pay “rental relocation assistance” before you can be evicted. 주택이 임대료 통제(rent control )대상인 경우 집주인은 세입자가 퇴거되기 전에“임대 이사 지원금”( rental relocation assistance)을 지불해야 할 것입니다.
*Under the Rent Stabilization Ordinance (RSO), a landlord is only required to pay “monetary relocation assistance payments” to tenants being evicted through no fault of their own. 임대료 안정화 조례 (RSO)에 따라 집주인은 자신의 잘못없이 퇴거 된 세입자에게“이사 지원금”을 지불해야합니다.
There are 7 no-fault reasons under the RSO in which a landlord can legally evict a tenant. For each reason, landlords must file a landlord declaration application with the Los Angeles Housing + Community Investment Department (HCIDLA) before issuing a notice to move-out.

#2 Second if you rent in a multiunit building that had its Certificate of Occupancy issued before October 1, 1978, your building falls under RSO. 1978 년 10 월 1 일 이전에 Certificate of Occupancy가 발행 된 멀티 유닛 건물에서 임대하는 경우 건물은 RSO 에 해당합니다.
